WHAT WE DO – the inventory process made simple
For those unfamiliar with the process, inventories can be a confusing and onerous task. With increasing legislative requirements, mistakes can prove costly and it is more important than ever to use a specialist in the field.
Our role is to provide cost effective solutions to one of the most important parts of the ‘Lettings Jigsaw’ by supplying impartial, independent reports. This typically includes: writing the original Inventory of Contents, Fixtures and Fittings, which then forms the basis of the Schedule of Condition, and subsequent Check-In and Check-Out reports. Professionally executed documentation creates a solid base of trust between the parties, which gives peace of mind to Landlords and confidence to Tenants that the property condition and cleaning has been independently verified by a professional at both the beginning and end of the tenancy. It also has the advantage of constituting, in the unfortunate event of a dispute being lodged with a tribunal, key, fully independent, evidence from a professional inventory company, which has been shown to carry considerable weight with the adjudicators.

AGENTS & LANDLORDS SERVICES
CREATING PROFESSIONAL INVENTORIES
Each property is unique, and our reports are individually tailored, we don’t rely on a one size fits all template or app. We provide an in depth, item by item, description of the contents, fixtures and fittings, supported by high quality photographs. The written report is vital, while some firms may rely heavily on photographs, in the event of a dispute the adjudicators at a Tribunal actually place considerably more weight on the written word than on photographs, which while useful for identification purposes can be manipulated. Hence, we always provide detailed professional written reports with supporting photographs.
Our inventories are also designed to be easily updated, for as long your property is rented. They are fully transferrable from agent to agent and updated free of charge (as long as there are no major changes) at the start of each new tenancy.
CHECK-IN PROCESS
At the Check In we will meet with your new tenant to hand over keys and record in detail the condition of the property, contents, fixtures and fittings along with the standard of cleaning.
As part of the process we will offer advice to your tenant on how best to look after the property and highlight the danger zones that in our experience can trap the unwary and lead potentially to deductions at the end of the tenancy. Meter readings are taken (where accessible). Smoke and Carbon monoxide detectors are tested for function (a legal requirement at the start of every tenancy). A copy of our finished report is then sent to you within 48 hours via email and your tenant has a seven day window, from when they receive it to raise any potential amendments.
MID-TERM INSPECTIONS
CHECK-OUT PROCESS
At the end of the tenancy we will re-inspect the property using the original Check- In Report so that we can accurately assess its condition and the standard of cleaning, which should be carried out on a like for like basis.
Our Check-Out Report will confirm if there are any missing items or damage above and beyond reasonable fair, wear and tear and if further cleaning is required. A record is made of maintenance problems that will require attention before the next tenancy. Finally we will take the meter readings to enable the timely settling of utility accounts and collect the tenants keys.
TENANT SERVICES
Acting on your behalf we can assist by:
- Collecting keys, attending your new property to meet the agents or Inventory Clerk.
- Thoroughly checking the property, noting any chargeable damage and assessing the standard of cleaning - all prior to your arrival.
- We can either meet you, or your movers, at the property; or securely deliver the keys to wherever is most convenient to you.
